August 2027 Small-Group Format Built for Land Investors Real Conversations, Not Lectures Hosted by Dave Denniston

What Is the August 2027 Land Unconference?

A quick rundown of what this event is, why it happens across two very different locations, and what your $100 deposit actually holds.

What to Expect at Each Retreat

Two very different landscapes. The same small-group format, honest conversation, and zero pitching you'd expect from the Land Unconference.

What to expect in the Swiss Alps

Switzerland: Mountains & Momentum

Mornings on alpine trails. Afternoons in small breakout groups working through real deals. Evenings around a long table, still talking business well past dessert. Bring layers — and your best questions.

What to expect at the Atikwa Lake cabin

The Cabin in Canada: Quiet & Candid

Coffee on the dock. Deep conversation on the water. cell signal from a Starlink, no stage to perform for — just a small group of investors, a fire pit, and the kind of honesty that's hard to find anywhere else.

Not Your Typical
Land Investor Event

"Most events give you a hotel ballroom, a notebook full of ideas, and a handful of business cards. The Land Unconference gives you the Swiss Alps or a lake cabin in the Canadian wild — and conversations that actually go somewhere."

The typical conference looks like this: a windowless ballroom, a long list of speakers, lots of slides, a few pitches dressed up as presentations, and surface-level networking over lukewarm coffee.

We are changing things up. In August 2027, you'll choose one of two immersive settings — a retreat in the Swiss Alps or a private cabin on Atikwa Lake in Canada — and spend real days with a small group of land investors instead of an hour between sessions.

No stage. No ballroom. Just a handful of investors, a stunning backdrop, and the kind of conversations that don't happen at a hotel conference center.

No celebrity speakers. No pitches disguised as content. No keynote that sounds great but doesn't apply to your business — wherever you choose to show up.

Who This Event Is For

This is a selective event. Not because we're gatekeeping, but because the format only works when the right people are in the room — whether that room is a chalet in the Alps or a cabin on Atikwa Lake.

Active Land Investors

You're doing deals — or building toward them. You want better systems, better relationships, and better thinking about what you're working on.

Operators Who Want Real Talk

You're tired of surface-level networking where everyone pretends everything is perfect. You want to talk openly about what's actually working — and what isn't.

People Building a Real Business

You want to talk about marketing, acquisitions, dispo, funding, hiring, AI, subdivides, owner finance, and how to actually scale without burning out.

Collaborators Over Competitors

You believe the land business is better when investors help each other. You show up willing to share, not just to extract.

Investors Newer to Land

You don't need to be a veteran. You need to be genuinely building, genuinely curious, and genuinely willing to contribute to the conversation.

People Who Value Their Time

You want to walk away with practical ideas, real contacts, and honest perspective — not another library of recordings you'll never watch.

Ready to Choose Their Own Path

Whether that's booking a flight to the Swiss Alps or driving up to the North Woods of Canada, you're excited — not intimidated — by two very different adventures.

This Probably Isn't for You If...

You're looking for a pitch-fest or someone to sell you a course
You want to sit quietly in the back and observe without participating
You're looking for a magic shortcut or silver-bullet system
You're not willing to be open, generous, or collaborative
You prefer polished presentations over messy, real conversations
You want a celebrity speaker lineup
You can't commit to travel — this happens in Switzerland or the Canadian wilderness, not your hometown

How the Land Unconference Works

The agenda is designed to be flexible — because the best conversations are the ones you didn't plan for.

"The room
is the
speaker."

At a traditional conference, the value is on the stage. At the Land Unconference, the value is in the room — and you're part of it. Every person brings something real. Every conversation is shaped by what people are actually working through.

No one is there to look impressive. Everyone is there to make progress.

01

Attendees Set the Topics

Before the event begins, everyone proposes what they want to discuss. The agenda gets built in real time based on what the people in the room actually need.

02

Small Group Breakouts

You split into focused groups around specific topics. No one-size-fits-all presentation — you're in the room most relevant to where you are right now.

03

Facilitated, Honest Conversation

Each group digs into real problems, real questions, and real solutions. Dave facilitates — the room drives.

04

Connections That Go Somewhere

Time built in for real relationship building — not just swapping cards between sessions. These conversations continue after the event ends.

05

Zero Pitching

No vendor booths. No sales presentations. No "sponsored content" sessions. Just land investors talking honestly about the business.

Your Host

Dave Denniston

Land Investor · Founder, Generation Family Properties · Host, Leadership in Land

Dave has been building a land business for years and knows exactly what it feels like to be the person in the room trying to figure it all out alone. He's made the mistakes. He's had the breakthroughs. And he's talked to enough investors to know that the thing most people are missing isn't information — it's honest community.

He created the Land Unconference because he wanted the kind of event he wished had existed when he was growing: less stage time, more real conversation, fewer egos, and more people willing to share what's actually working and what isn't.

Through Leadership in Land, Dave has built a community of operators who believe collaboration beats isolation — every time.

"I wanted to build the event I always wished existed. Less performance, more honesty. The land business is better when we help each other."

Things People Ask Before Applying

It's neither, exactly. It's an Unconference — a format where the agenda is set by the attendees on the day of the event. Think less "hotel ballroom with a stage" and more "high-trust working session with smart people." It's small, interactive, and focused on conversation over presentation.
You don't need to be a veteran, but you do need to be genuinely in the business — or seriously building toward it. The format works best when everyone in the room has real skin in the game and something real to contribute.
Not in the traditional sense. There's no stage, no slides, and no one talking at you for an hour. Dave facilitates, but the conversations are driven by the people in the room. Everyone contributes — that's the whole point.
Zero pitching. That's a core rule of the event. No vendor presentations, no sponsored sessions, no one trying to sell you their program in between conversations. If that's what you're looking for, this is the event for you.
For Switzerland: a passport valid at least six months past your travel date, layers for changing mountain weather, and good hiking shoes. For the cabin: warm layers, bug spray, and a willingness to unplug — cell service is spotty at best. Either way, bring a genuine question or two you're working through in your business.
Yes — and honestly, if your spouse or partner is involved in your land business, it can make the experience even better. Just make sure each person applies separately so we can get a sense of who's in the room.
Click "Apply Today," tell us which path you're drawn to, and fill out a short form. We'll review your application and follow up with next steps — including travel details, packing lists, and everything you need to know before August 2027.
Deposits for the location you don't end up attending are fully refunded. If you apply and put down a deposit for both Switzerland and the cabin, we'll refund whichever one you don't attend once travel plans are finalized. Outside of that, ticket purchases are non-refundable. If you're unable to attend at all, you may transfer your spot to another attendee with prior approval. In certain cases, we may offer a credit toward a future Land Unconference event at our discretion. We appreciate your understanding — travel and venue commitments are made well in advance for both locations.
